Top Tips for First-time Home Buyers

Purchasing a home is one of the biggest decisions you will make in your life.

And, unfortunately, it feels like one of the easiest things to do wrong.

As a first-time homebuyer, there is so much to wrap your mind around when stepping into the unfamiliar territory that is real estate. This can be scary, especially in a tough market. There is so much to think about (and many things that you may never have had to consider before). Plus, it is a huge financial investment, so you want to do it right.

That is why we’ve put together this quick list of tips for buying your first home:

1. Take your time picking a Realtor

Realtors are all held to a code of ethics, but that does not make them all equal. You want a Realtor who understands your needs and who knows the area well. Start by looking at real estate offices in the area where you would like to live. Find a few you think you might like to work with, and speak to them. Ask them questions.

And remember, a Realtor only makes money if you buy. And, while it would be a much better world for buyers if Realtors prioritized their clients over their commissions, you may run into a pushy Realtor here and there, so beware. Make sure the person who ends up representing you in your home search will give you the kind of service you want.

2. Get up-close and personal with the house

While an inspector should check that everything is in good working order, you can save yourself some worry by inspecting the house yourself during a showing appointment.

Don’t be afraid to try out light switches and test taps. Look at cupboard space, examine the walls and floors. Make sure that it looks and feels good before you make any serious decisions about it. You may find that it’s not even worth your time to hire an inspector if that house isn’t in good shape or if it won’t really suit your needs.

3. Remember that you can make changes

Finding your “dream home” is nearly impossible; no house will ever have everything you’re looking for. Try to find something that suits your primary needs, and then figure out how to make the space feel more like what you want.

If you hold out for the perfect home, you might miss out on some really good ones.

It can be hard to imagine the house in any state other than the one you view it in, but try to see beyond the way that the house has been styled and imagine what you would do with it. The old owner’s furniture will be gone, and you can repaint and renovate whatever doesn’t suit you.

But remember: you will need to budget for those kinds of changes. Which leads us to...

4. Account for extra expenses

Buying a house costs more than you might think when looking at the purchasing price. There are also closing fees, costs for moving and renovations/repairs, if you choose to go that route.

And the cost of living is more than just your mortgage. Remember that you need to be able to afford utilities and property taxes at the very least. It's not worth maxing out your mortgage approval the biggest and best house if you can't afford to keep it heated and pay the taxes.

Owning a house also comes with unexpected upkeep costs at times, so have some extra money handy in case you suddenly have to replace the roof or repair the furnace.

Know your budget and do your best to stick to it.

5. Ask questions

Your Realtor and your lender are there to help. If you don't know what you need, or don't understand how something works, just ask! You shouldn't have to be under any extra stress when making such an important life decision.
